The Grandview Heights subject site is designated as “Medium Density Townhouse”, “Biodiversity Corridor”, “Parks and Open Space” and “Riparian Area” in the NCP. The “Medium Density Townhouse” designation is intended to support lower density forms of townhouse of between two (2) and three (3) storeys. Densities in this designation range up to 20 units per acre, or 24 units per acre.
We have recently made a development/rezoning application to the City of Surrey for the residential development portion of our site to allow for 245 townhome units in the planned area of the Darts Hill (Area 3) NCP.
The subject site is currently zoned RA – One-Acre Residential Zone. To accommodate the proposed development and achieve the densities allowable for the subject site under the OCP and NCP, we are proposing to rezone the site to RM-30 – Multiple Residential 30 Zone.
The subject site is comprised of three (3) parcels, totaling 7.3 hectares (18.0 acres) located at 17174 18th Avenue, 17127 16th Avenue, and 17175 16th Avenue in South Surrey. The subject site will be subdivided into three (3) new development parcels for townhomes, a GIN Corridor parcel, a stormwater detention pond parcel, and an environmental setback area parkland parcel.
The site slopes gently towards 16th Avenue, with a clearly defined ridge at the southern end of the property that overlooks the Hazelmere Valley and the Semiahmoo peninsula.
The subject site is surrounded by large-lot single-detached residential homes to the north, east and west, and agricultural land to the south. The properties to the north, east and west are also part of the Darts Hill NCP area and are designated to accommodate detached, semi-detached, and medium density townhouse residential in the future.
